Who We Are

Building the future, one module at a time.

Modulink was founded on a simple idea: building a home shouldn't take forever, cost the earth, or compromise on quality.

We're a Mangawhai-based modular home builder reimagining how homes are made. Our modules are precision-engineered in a controlled factory environment, then transported and assembled on-site — reducing waste, eliminating weather delays, and delivering a higher-quality finish than traditional building methods.

From compact starter homes to expansive family residences, every Modulink home is designed for how you actually live — with clean lines, natural materials, and thoughtful spaces that feel both minimal and warm.

Why Modulink

A better way to build.

We're not just building homes — we're solving the problems that make traditional construction slow, wasteful, and stressful.

Speed Without Shortcuts

Our modules carry pre-approved construction consent — no council delays. Combined with simultaneous factory build and site prep, your home is ready in a fraction of the time.

Uncompromising Quality

Every module is built in controlled conditions by specialist teams. The result is tighter tolerances, better insulation, and a finish that exceeds traditional builds.

Pre-Approved Consent

Our modules come with pre-approved construction consent — bypassing the council delays that stall traditional builds. This is one of the biggest reasons we're faster, and it means your project timeline is in your hands, not a queue.

Cost Certainty

Fixed-price contracts with no hidden surprises. Because the build is controlled and predictable, so is your budget.

Design Freedom

Modular doesn't mean cookie-cutter. Configure layouts, choose finishes, and personalise your home to match your taste — from minimal Scandi to bold contemporary.

FAQ

Frequently asked questions.

Everything you need to know about building a modular home with Modulink.

A typical Modulink home can be completed in around 12–16 weeks from sign-off, compared to 9–18 months for a traditional build. Because our modules are factory-built while your site is being prepared simultaneously, the overall timeline is significantly shorter. If there are semi-complete modules already in stock, your build can be even faster — potentially cutting weeks off the timeline.

Our modules are designed and engineered to meet Building Code requirements and carry pre-approved construction consent. This means the module design has already been assessed and approved, bypassing the lengthy council consent process that delays most traditional builds.

Pricing depends on the number of modules, your chosen layout, and the level of finish. We offer fixed-price contracts so you know exactly what your home will cost — no hidden surprises. Contact us for a personalised quote.

Modular doesn't mean cookie-cutter. You can configure the number of modules, choose from a range of layouts, and select your preferred finishes — from cladding and joinery to kitchen and bathroom fittings. Our configurator tool makes it easy to explore your options.

We build in our Mangawhai factory and can deliver modules throughout New Zealand. Transport logistics are managed as part of your project, and our team will assess site access during the planning phase.

Yes. Modulink homes are built to the same New Zealand Building Code standards as any traditionally built home. In fact, because our modules are constructed in a controlled factory environment, the build quality is often higher — with tighter tolerances, better insulation, and no weather damage during construction.

Not at all. Many of our clients come to us at the early planning stage. We can help you understand site requirements and what to look for in a section so you're set up for a smooth build when the time comes.

Our homes are delivered fully finished — including kitchen, bathroom, flooring, internal linings, electrical, and plumbing. On-site works such as foundations, services connections, and decking are managed separately and quoted as part of your project.
